Inventory is gradually improving. Price growth is moderating in parts of the region. Buyers have more options than they did during the tightest years of the market.
But Northern Virginia is not yet a balanced market.
Demand remains strong, homes that are positioned correctly are still moving quickly, and available supply remains limited in many communities.

Spring 2026 Market Snapshot
Here are several indicators shaping the market:
6.53% — Average 30-Year Fixed Mortgage Rate
Freddie Mac reported an average 30-year fixed mortgage rate of 6.53% for the week ending May 21, 2026. Rates continue to fluctuate, making affordability and financing strategy important considerations for buyers.
$812,012 — Northern Virginia Median Sold Price
The median sold price in the Northern Virginia Association of Realtors® market area reached $812,012 in May 2026, an increase of 2.9% from the previous year.
2,733 — Active Northern Virginia Listings
Active listings increased 3.7% year over year, providing buyers with somewhat more selection.
1.93 Months—Northern Virginia Housing Supply
Despite the increase in listings, Northern Virginia had less than two months of available supply in May. That remains well below the level generally associated with a balanced housing market.
Home Prices Are Rising—But at a More Moderate Pace
Home values remain resilient across much of Northern Virginia, but the pace of appreciation has become more measured.
In May 2026, the Northern Virginia median sold price reached $812,012, up 2.9% year over year.
The broader Washington, D.C. The metro area showed similar signs of moderation earlier in the spring. In April, the regional median sold price was $661,000, up just 0.9% from April 2025.
For buyers, slower price growth can reduce some of the urgency that defined previous markets.
For sellers, it means relying on aggressive appreciation is no longer a strategy. Pricing, presentation, property condition, and local competition matter more.
Buyers Have More Choices
Inventory is gradually expanding across the region.
The Washington, D.C. The metro area ended April with approximately 10,340 active listings, 5.3% more than a year earlier. Northern Virginia followed a similar pattern in May, with active listings increasing 3.7%.
That additional inventory gives buyers more properties to compare and, in some situations, more negotiating room.
However, increased inventory should not automatically be interpreted as a buyer's market.
Northern Virginia had only 1.93 months of supply in May 2026. Well-positioned homes were also moving quickly, averaging approximately 15 days on the market in the NVAR region.
The advantage for today's buyer is therefore more choice—not necessarily less competition.
Mortgage Rates Still Shape the Market
Financing remains one of the biggest variables affecting buyer purchasing power.
The average 30-year fixed mortgage rate reached 6.53% during the week ending May 21, 2026, according to Freddie Mac.
At these levels, small changes in interest rates can materially affect monthly payments and purchasing power.
Rather than trying to predict the perfect rate, buyers should understand how different financing scenarios affect their budget and evaluate opportunities based on their individual circumstances.
Refinancing may become an option if rates decline in the future, but buyers should never assume that lower rates are guaranteed.
